NOTE: A trio (or Property Profile) has always included the last Deed on the property, but is not “verified” by the title company to be the current, correct legal description. For example, if the owner had done a boundary line adjustment or subdivided/short platted the property. Cascade Title is happy to do this verification, but the Insurance Commissioner says we can’t give it away for free, hence the $1 charge.
