Don’t Forget Your Exhibit “A!”

Realtors: The MLS now requires that you upload the legal description when inputting a new listing (so it can be attached to a later Purchase and Sale Agreement). Let Cascade Title help you–ask for an “Exhibit A” –the legal description–and upload it! Realtor Options to get a VERIFIED Exhibit “A”: (1) order an Exhibit “A” for $1 from Cascade Title; (2) order a Listing Order title report (you’ll get the Exhibit “A” immediately and the title report has the added benefit of disclosing any title issues now instead of later, so you can avoid surprises when an offer is received)! NOTE: A trio (or Property Profile) has always included the last Deed on the property, but is not “verified” by the title company to be the current, correct legal description. For example, if the owner had done a boundary line adjustment or subdivided/short platted the property. Cascade Title is happy to do this verification, but the Insurance Commissioner says we can’t give it away for free, hence the $1 charge.

Cascade Title is now able to close your HUD transactions!

hudEffective February 27th, 2013, HUD will be implementing a “Buyer Select” closing agent pilot program. All buyers whose contracts are executed on or after February 27th in the state of Washington can now select their own escrow company. The selling agent will be required to complete an addendum providing the name and contact information of the selected escrow company. This addendum must be submitted with the contract package at the time of bid acceptance.  Please note, escrow fees will now be a buyer expense. HUD will only pay a portion of the closing fees, if the buyer includes closing costs on line 5 at the time of bid submission and there are sufficient funds remaining to allow for this fee to be paid. If there are no closing costs included in the bid, the buyer will be required to pay all escrow and closing fees. This is a change from previous notices that will be effective with the pilot program.
